As a landlord, you depend on your tenants. A high turnover rate can be stressful, but there are ways to keep your renters happy, so they are more likely to renew leases.

Show Your Appreciation

If you have really good tenants who always pay their rent on time, it can be good to show a little appreciation. Surprise them with a thank you card or a gift certificate to a local business. A small gesture can go a long way in showing you are one landlord who cares.

Offer Upgrades

For renters who have been great for the last year, offer to upgrade some appliances. If the unit came with a fridge or laundry unit, then install the latest model. This is a simple way to show thanks, and you are enhancing the value of the apartment.

Learn About Your Tenants

It can be helpful to memorize when your tenants’ birthdays are, and on those dates, you send a small birthday card with maybe a tiny gift. This is one way to show your appreciation that comes with minimal expenses.
